Green Road is a division of Associated Development Services Corporation with an added focus on the energy requirements and renewable energy aspects of existing building alternations, new construction, and cannabis projects.

New Building and Existing Building Alteration Development Process

All Commercial Projects in California are subject to government oversight by the governing authority having jurisdiction, via the processing and approval of required Use and Building Permits. Typically, a Use Permit approval is a prerequisite to the issuing of a Building Permit and this approval process is conducted by the community in which the project will be located. All commercial developments must comply with applicable Federal, State and Local laws, codes and ordinances and be granted government permission to be altered or newly built. All Commercial Projects must be designed, engineered and constructed by California State Registered or Licensed, bonded and insured building professionals like Associated Development Services Corporation.

A State Registered Architect of Record is the lead advocate, representative and responsible professional for the design, engineering, and processing of a Commercial Project. The Architect will prepare or have prepared, and process all required legal documents for governmental Use and Building Permit approvals. The ARchitect is the design team leader and coordinates and oversees all other professional disciplines required in the design, engineering and processing of the project. The architect will remain responsible for all construction document interpreation, clarification and approved changes during the construction of the project and insure that the work of improvement complies with the intent of the approved construction documents through project completion. 

A State Licensed General Contractor is the leader of the construction team. The General Contractor is responsible for all aspects of the scheduling, coordination, code compliance and means and methods of construction of the project. The General Contractor is responsible for the selection, coordination and approval of all Licensed Sub-Contractors and their work on the project. The General Contractor is responsible for assuring the project materials and fabrication follow the specifications fo the approved construction documents. The General Contractor will make no changes to the approved construction documents without the prior approval of the Architect of Record.  

Green Road is a division of Associated Development Services Corporation, providing all the services noted above. Our professional staff has been pursuing and perfecting energy efficient design since 1979 we we succesffully designed and constructed our first passive solar “envelope home” which maintained requisite thermal conditions without the use of mechanical appliances. Our experience in passive solar design and the technological advancements introduced to the industry allow our energy effecient structures to be practical and cost-effective. 

Cannabis Commercial Projects

In 2016, with the passage of California State Proposition 64 legalizing the use of recreational and medical cannabis, all cannabis projects were designated to be Commercial Projects. Since 2016 Green Road has provided services to the rapidly evolving cannabis industry. The State requires each local municipality to determine the extent to which cannabis projects will be allowed and grant permission for the various cannabis business Use and Building Permits. The State will not issue a required State license without a prerequisite local Use and Building Permit approval.

Each City or County has its own unique set of codes and ordinances, and determines the number of Use and Building Permits it will issue for each aspect of the cannabis business. To date, demand has exceeded permit availability and has led to a new experience in the above noted devlopment process. This new era requires projects to compete for the limited opportunity to proceed with the standard Use and Building Permit approval process.

The Request For Proposal (RFP) is most often the method used by local municipalites to decide upon which project to move forward with, through competing proposals. The winners of this new first step are the only projects allowed to proceed to the aforementioned Use and Building Permit approval process. To date, ADS Corporation’s Green Road division and our team of professional associates have successfully achieved winning status for 100% of the competitions we have entered.

These projects include cannabis dispensaries, infusion kitchens, distribution facilities, cultivation facilities, processing facilities, extraction facilities, and a comprehensive “seed-to-sale” campus. These project locations range from Lake Tahoe, San Francisco Bay area, to Santa Barbara County. Green Road is continuously monitoring the evolution of codes and ordinances of local municipalities that will allow the acquisition of required Use and Building Permits to conduct cannabis business in their jurisdictions.
